The goal of the Development Project Assignment is to provide students with an opportunity to
apply classroom knowledge to real world conditions.
You will complete a ground-up real estate development proposal for a residential, retail or office
development.
For the assignment, you will select a site and develop a detailed development proposal.
The site must be currently offered for sale and appropriate for the property type selected
(residential, retail, office).
In your proposal include the following:
Market Analysis/Demographics
Site-based Due Diligence
Design/Construction (Construction Cost Schedule Figure 5.2. Assume construction can
be completed in one year)
Financial Analysis (5-year pro-forma Income statement Figure 5.7. Include NPV, IRR,
Cap Rate)
Financing (Equity, Debt, Joint-Venture)
Sales/Leasing (Tenant Mix if retail)
You may use hypothetical data for any portion of the project except the site selection. Include an
aerial view of the property and the URL to the page.
Your paper should reflect professional writing, current APA standards, and include at least 10
scholarly references (e.g., peer-reviewed journal articles). You may also use non-scholarly
references such as trade publications in addition to your 10 scholarly sources. Include a section
in your paper where you integrate a biblical worldview within the context of real estate
development. The body of this essay must be 2,5003,750 words in length, not counting the title
page and reference page.
